An initial reservation deposit of £2500 secures your option on the property of your choice. This deposit is fully refundable prior to exchange of contracts. Once you have decided to proceed with the purchase, a 10% non-refundable deposit (less the £2500 already paid) is required which will be held in escrow by the notary whilst your mortgage application and contracts are processed. Upon the signing of contracts all deposited monies become non refundable. All prices listed above exclude VAT which the purchaser will not have to pay, as this is paid by the developer effectively providing you with a 20% discounted purchase.
Staged payments will be made throughout the build by way of mortgage drawdown the interest only will be added to the mortgage to reduce further outlay.
The mortgage drawdown payments following the 10% deposit paid on reservation are as follows:
25% with foundations - 25% when watertight - 25% completion - 15% hand over.
